Passing on a property

A house or flat is often the largest part of an estate, and it cannot be divided like a bank account. See who inherits what under Swiss law and how much you can leave freely.

The calculation follows the inheritance law in force since 1 January 2023, which reduced the descendants’ reserved share and abolished the parents’ reserved share.

Frequently asked questions

Who inherits a house in Switzerland without a will?

The spouse and the descendants each receive half. Without descendants, the spouse receives three quarters and the parents (or siblings) one quarter.

What are the reserved shares since 2023?

For descendants, as for a spouse or registered partner, the reserved share is half of the statutory share. Parents no longer have a reserved share.

Can I leave my house to just one child?

Yes, if its value fits within the disposable portion, or if the other heirs receive their reserved shares otherwise (balancing payment, other assets), or agree to it in an inheritance contract.
