The price in a listing is only part of the story. Add the charges, parking and running costs for a rental, or the interest, repayment, upkeep and condominium fees for a purchase, to see the real monthly cost.
For a purchase, the tool also shows the bank’s affordability calculation, which uses a notional interest rate of 5% and upkeep of 1% of the price.

Frequently asked questions
What income do I need to buy a property in Switzerland?
Banks usually check that the notional costs (5% interest on the mortgage, repayment of the second mortgage and 1% upkeep) do not exceed one third of gross income. They also usually require at least 20% equity.
What costs come on top of the rent?
Service charges (heating, hot water, caretaker), parking, electricity, internet and contents insurance. Charges are paid either as a monthly advance with an annual statement, or as a flat rate.
Why does the real cost differ from the bank calculation?
The bank uses a notional 5% rate to check that you could still pay if rates rose. The real cost uses the rate you actually obtain.
