Frequently asked questions
How do I get my rental deposit back?
Ask the landlord for written consent after the move-out inspection. If the landlord has not taken legal action or started debt enforcement within one year after the end of the lease, the bank returns the deposit at your sole request (art. 257e CO).
When can I ask for a rent reduction?
When the mortgage reference rate is lower than the rate your rent is based on. Each 0.25-point decrease generally justifies a reduction of about 2.91%, which the landlord may offset against inflation and cost increases. The landlord has 30 days to reply; you may then refer the matter to the conciliation authority within 30 days.
How do I report a defect to my landlord?
In writing, describing the defect and setting a reasonable deadline, preferably by registered mail. If the defect is not remedied, the law allows you, among other things, to ask for a rent reduction (art. 259d CO).
