Can I buy property in Switzerland?

Foreign nationals can buy property in Switzerland, but the rules depend on your nationality, your permit and what the property will be used for. Answer four questions to see where you stand.

The test covers the Lex Koller (federal law on the acquisition of real estate by persons abroad) and the second-home rules (Lex Weber), which matter for most resorts in Valais.

Frequently asked questions

Can a foreigner buy a home in Switzerland?

Yes, under conditions. EU/EFTA nationals living in Switzerland and C permit holders buy like Swiss citizens. Other foreigners living in Switzerland may buy the home they live in. People living abroad need a cantonal permit for a holiday home and generally cannot buy homes to let.

What is the Lex Koller?

It is the federal law on the acquisition of real estate by persons abroad (BewG/LFAIE). It limits home purchases by foreigners who are not settled in Switzerland. The Federal Council opened a consultation on tightening it in April 2026.

Can I buy a second home in Valais?

If you live abroad, you need a cantonal permit, in a designated tourist place and within a quota. In addition, in municipalities where second homes exceed 20%, only homes that existed before 11 March 2012 can generally be used as second homes (Lex Weber).
